In my town there's an ugly late 1960's brick building housing a mechanic and petrol station on the site of an old pub that burnt down around 1955. I'd buy it, and build an arts centre (live music venue, bar, gallery, cinema and arts information/booking centre) there. Our town has heaps of live music talent, but is short a really good venue, with music now hosted at either tiny cafes, pubs with a stage jammed in one corner, or a big hall where you can't get food or drink, and a purpose built live music venue would be a huge asset for the town's regular gigs and numerous festivals.
